What's in this dataset
Find every federal commercial-real-estate incentive that applies at a site in one call. Tests an address or coordinate against eight active federal overlays — Qualified Opportunity Zones (OZ 1.0), LIHTC Qualified Census Tracts and Difficult Development Areas, NMTC Low-Income Communities, SBA HUBZone, IRA §45/§48 Energy Communities, the Federal Historic Tax Credit, and EB-5 Targeted Employment Areas — and returns a 0–8 "stacking score" counting how many programs overlap that point. Federal-only scope, point-in-polygon accuracy, and a forward-looking OZ 2.0 stub that switches on the moment Treasury publishes designations.
Capabilities at a glance
POST /analyze— Primary endpoint — federal incentive overlay coverage for an address OR a latitude/longitude. Body: { address: string } OR { latitude: number, longitude: number }. Returns query, location, stacking_score, max_possible_score, the overlays object (eight active overlays + qoz_v2 stub), and per-overlay freshness.GET /tract/{geoid}— Coverage evaluated at the tract's interior point (ST_PointOnSurface, guaranteed inside the polygon — not the geometric centroid). Path param: 11-digit GEOID (^[0-9]{11}$). Same response shape as /analyze minus the query block. Note TIGER-2020 vintage gaps (some OZ 1.0 and Connecticut QCT GEOIDs return 404) — prefer /analyze for those areas.GET /overlays— List configured overlays with live record counts and finer-grained source_ids (e.g. dda_metro, energy_community_coal, htc_individual, tea_high_unemployment). Metadata — does not meter usage.GET /refresh-status— Per-source freshness and last-attempt detail (freshness_status: current | stale | very_stale | failing | inactive).
