Companion to A.CRE Accelerator Course 13 (Modeling Real Estate Debt) — Financing the Foles, the levered continuation of the Foles multifamily case. The member layers a permanent loan onto their 10-year unlevered DCF: sizing it by the lesser of LTV / DSCR / Debt Yield, building debt service and the loan payoff, then computing levered IRR, equity multiple, net profit, and the Year-10 DSCR and Debt Yield. Three modes — Tutor (Socratic coaching as you layer in the debt), Reviewer (reads your workbook, diffs against the answer key, then reveals it), Watch Me Build (AI builds the debt layer with narration). there is one canonical answer, derived from the Fells Largo Bank loan terms applied to the Foles
DCF. Every loan assumption traces to a directive in fells-largo-notes.pdf.
Because the member inserts rows into their own model, there is no fixed cell map to match — only canonical directives, canonical methodologies, and a canonical set of values. Correctness is judged on values + methodology, located by label, not cell address.
