Take a property's Net Levered Cash Flow and split it between partners through two stacked waterfalls (a GP-LP partnership, then a co-GP), computing each partner's IRR and equity multiple. This is the member's first move from investment-level (property) returns to partnership-level (partner) returns: they take a property's Net Levered Cash Flow and split it between the partners through the distribution waterfall. There is no fixed template — the member is given the property cash flow (Frost-and-Main-Property-Cash-Flows.xlsx) and builds two stacked waterfalls on top of it (optionally starting from the course's Double-Promote template).
