Every real estate investment is, at bottom, a purchase of a stream of operating cash flows. The investment cash flows a buyer commits at acquisition are spent to secure those operating cash flows — and the shape of the operating cash flow stream is a function of the property type. A hotel earns one night at a time and runs like an operating business; a single-tenant industrial box collects one contractual check and reimburses almost nothing back to the landlord. You cannot underwrite, value, or asset-manage a property until you can read its operating statement and know what every line means.
